What’s Involved in a Pre-Purchase Timber Pest Inspection

Internal Inspection:
Our experienced timber pest technician will carry out a
thorough inspection and assessment to the interior of the building, including any accessible roof voids. (Excluding furniture and stored items).

External Inspection:
A thorough inspection and assessment to the exterior of the building will be carried out, including any accessible sub floors, trees, stumps, gardens, timbers and fencelines within the property boundaries and no more than 50m from the building.

Comprehensive Report:
Once the inspection has been carried out, you will be issued with a detailed termite inspection report, inclusive of photographs, inspected areas covered, conducive conditions that are subjecting your property to higher risk of termite attack, as well as our recommended termite treatment plan for the control of Subterranean termites.

Equipment and Tools Used During Our Pre-Purchase Timber Pest Inspections

Timber Sounding Probe
This is one of the most simple, but valuable pieces of equipment we will use in your pest inspection. It is run along the skirting boards and any exposed timber allowing our technician to hear a change in tone that may alert him to possible signs of timber damage.

Moisture Meter
Will detect high moisture readings in wall cavities. A moisture meter allows us to detect areas where termites are most likely to be. Moisture meters provide a moisture reading of building materials so that the inspector can determine if there are conditions which might lead to termite infestation. Subterranean termites thrive in conditions where the moisture level in the building material exceeds that of the levels commonly found in these materials. It may also detect leaking plumbing behind the wall cavity.

Thermal Imaging Camera
This ingenious technology literally allows us to ‘see through walls’. We can often see the internal framework and detect areas of damage when large amounts of termite activity is present, such as a sub nest.

Termatrac
If there is any movement behind your walls, the microwave technology of the Termatrac will pick it up. Another way of allowing us to see behind your walls.

Borerscope
If we suspect termite activity in a wall cavity, we can carefully drill a small hole and carry out an invasive inspection. The borerscope allows us to locate damage and termite activity within the wall cavity. It also allows us to conduct a thorough inspection using the boroscopes built in torch and camera, without unnecessary damage to your home.
